Send us a text Senior housing faces a "double whammy" of challenges from dramatic interest rate increases and persistent tariffs on construction materials, yet demographic trends still make it an incredibly strong long-term investment opportunity. • Interest rates have jumped 200-300 basis points higher than pre-pandemic levels, significantly increasing the cost of capital • Construction material costs have risen 15-25% due to tariffs, particularly affecting specialized components needed in senior living • Transaction volumes have dropped 35-40% as buyers seek discounts while sellers remain anchored to pre-interest rate hike valuations • New construction starts are down 45% from their peak, limiting new supply through at least 2025-2026 • By 2040, the 80+ population will double from 12 million to over 24 million people, creating overwhelming demand • Secondary markets offer cap rates 75-150 basis points higher than primary markets, providing a cushion in higher interest environments • Needs-based care models like memory care show greater resilience due to stronger pricing power • Market dislocation is creating opportunities to acquire properties at 15-25% below replacement cost • Technology investments like AI-powered staff scheduling can save 5-8% on labor costs • Energy independence initiatives through solar and battery storage can reduce utility expenses by 40-60% Sign up for our weekly newsletter at havenseniorinvestments.com to stay connected with us and reach out anytime with questions.

We had the pleasure to sit down with Brandon Schwab, the owner and founder of Shepherd Premier Senior Living. His vision is to improve the senior living industry forever by providing a better way of delivering quality care that is resident-focused, not bottom line-focused. Some would call him a disruptor and others would call him a visionary. He prefers to be thought of as a passionate businessman that recognized a problem and wholeheartedly pursued the solution. He quickly realized that this was his purpose in life. Everything else he's done left him empty or always seeking more but in reality, it prepared him for Shepherd Premier Senior Living & the boutique senior living niche industry. Caregiver to resident ratios of 1:15-20 as the national average is unacceptable. Brandon believes it needs to be changed. His boutique senior living model aims to provide 1 caregiver to every 5-8 residents. The better caregiver ratio directly equates to better care provided to residents. Join us for this informative review of a senior housing model that is spreading across the country.

Send us a text Today we present you a unique story that could transform the assisted living industry. Our story begins with Elderfire Lodges founder, Tom Hofmeister, witnessing his father's personal journey with Alzheimer's. With this first-hand experience, Tom quickly became aware of the shortcomings of the adult care industry. Statistics show that 85% of people who would benefit from residing in an assisted living community don’t want to. Tom’s thought was, “Maybe someone needs to step up and fix that!” So, he put together an experienced team, who ultimately posed two questions: *What if we created an environment that people will be proud to call home; a place their families and the community are excited about visiting and eager to join residents for community events? *What if we created an assisted living culture where residents are respected and celebrated as accomplishers who are worthy to pass along wisdom and share their knowledge and talents with this generation? Tom's team stepped up! Tune in to listen to this lively and informative conversation.

Send us a text Haven Senior investments is blessed to be joined by David Lewis, CEO of Rocky Mountain Assisted Living located in Denver, Colorado. With decades of experience in the home care field, David moved to Colorado from Southern California in 2007 and recognized the need for a different senior care model in the Denver area. David determined the small home-like setting was the next best thing for seniors needing 24-hour care, outside a nursing home or medical facility. This is when Rocky Mountain Assisted Living was created—a community of 16-32 bed residential-style care homes that offer services and amenities found in much larger corporate companies, but provided by a family-owned and operated business, cutting out constant management turnover and lack of personal connection. By the end of 2021, Rocky Mountain Assisted Living will have 200 beds in its portfolio. Listen in on this wonderful interview.
