Yikes!   You had a brokerage agreement with your buyer and yet they went and put a contract on a home to purchase without you.  You've called the other agent with no response, and your broker says there's nothing they can do.

What in the heck?  I'm owed my money honey!  Doesn't the listing agent owe me?

Here's the hard truth babe.  They actually don't.  You never had an agreement with that agent for a referral.  You had a contract with your client.  I'm not debating the right or wrong of how the listing agent potentially handled the situation, I'm just stating the facts here.  From a non-legal perspective that is.
